房子沉降问题

请教各位大虾了：
最近看一处旧房，几年新，walkout basement，地下室未装修，水泥地板有明显新裂缝，手触摸裂缝时能感觉不平，从basement出去的水泥地板（patio）有裂缝从墙一直走到deck下一post。另外，一楼和地下室的门（同一侧）打开非常的费劲，从外面看，似乎有一些错位（门同框间隙上粗下细），地下室大门旁的一扇窗户上边像有弧度（像sad face smiley）。请问，这些是地基不均沉降的征兆么？要不要紧？walkout里常见么？

一般的walkout都需要打pile,那样的话沉降会比较小。
先看看是否有Pile,如果没有，而且还有比较大的沉降，建议不要买

can you please elaborate on this? Are walkouts more prone to having such problems? Does it have to do with the way its foundation is laid? or the type of land on which a walkout is typically built? Could it also be that the misalignment in the door is due to winter weathering (freeze-thaw cycles)? This walkout is built on footings, not piles and the basement and patio concrete floor is the "floating" type. However, both main level and basement doors went out of alignment for quite a while on the same side, and I noticed there is a window on the main level with a curvy top (very subtle). Are these signs of foundation problem or more of a weathering effect? Thanks!

I ain't a professional, just base on my own experience, I would guess soil movement and settlement are the main culprit and land sloping or with much underground water is more prone to that. As you said, most houses here, not only walkouts, are built on footings with no piling underneath, hence such problems arise.
