; \ j' s0 l% {; kIt may be hard to reason the fairness of pricing by just working out the unit price (cost per sq ft). There are various factors that may contribute to variation of actual building costs. For example, different subdivision will have different architectural controls that will directly affect the costs. Other variables like different building plans also change the costs per sq ft dramatically; a 2-storey with high ceiling design costs more to build than one without; a bungalow costs more than a 2-storey; sq ft above the garage cost less to build (because it didn't involve cost of foundation, excavation cost, kitchen cabinets/furnace expenses etc.), hence lower the cost. So one has to know what exactly to get and count in all of them before going ahead a negotiation and be realistic. Get someone with experience to help; if unfortunately you do not know anybody you can rely on, try the jj's whom are recommended by many posters in this forum and see if they are knowledgeable to help.
