For the 2 problems that WST have come across actually may be avoided if the builder was willing to co ordinate/co operate. Problem no.1 It is said a 4-in thickness of concrete is required for adequate driveway strength but very often, the driveway caved in as a result of : a/ various soil condition underneath will induce settlement quite differently, sometimes soil being washed away also have a hand in it. b/ Cars parked too often on the driveway instead of the garage, especially at an earlier stage after concrete was poured. To achieve a prevention most possibly, lay road-crush/gravel to a certain depth, say 6 ins or more, weight press it or just let vehicles parked on top for a prolonged period of time, best start in summer and all the way over winter, then pour the concrete driveway ( with steel rebars orientated in a proper way, of course) to a required thickness the following summer. Problem no.2 Squeaky floor is a sure result of either joists warp/twist or failure of the nails holding the sub-floor to the joists. As for joists, an engineered joist system may be a better choice over traditionally used 2x10 spruce since they tend to warp and twist over time even they are said to have been kiln-dried. As for the subfloor failure, it can be eliminated by using all screws and glue applying instead of just nails or screws/nails blend. Most builders or sub contractors nowadays stray away from screws/glue only practice to save time and costs, but if you can nailed this term down on a contract or go with a custom builder, it is no difficulty to acquire a solid floor. You stump your feet on the floor and you would feel the difference quite easily. Go try on those new showhomes and you would hardly find one that would give you that solid feel.
