8 X& A) b x, @" u1 y1 d埃德蒙顿8月4日消息,据埃德蒙顿房产经纪协会报告,位于大爱城区的所有住宅的价格同比上个月均有所下降。所有住宅的平均价格为$372,910(比6月下降1.4%),主要是因为独立房的平均价格下降至了$436,948(下降1.8%)。但是并不是所有房型都下降了,公寓上涨了0.4%为$256,708,双拼/联排上涨了1.4%为$356,237. 虽然住宅的平均价格每月都在下降,但是仍比去年同期高出3.3%。

6 \7 W+ p9 S% G. w6 U; b2 N0 F “价格的小幅滑落是由于目前较高的库存,和较低的销售量。与去年的房市比较而言,我们对今年到目前为止房价依然强劲的势头感到吃惊,考虑到去年较高的销售量和吃紧的库存量。购房者“观望”的态度似乎逐渐消退,但是买家依然谨慎,”房产经纪主席Geneva Tetreault解释说。

所有住宅的销售数量同比6月下降了9.8%, 比去年同期下降了2.8%, 平均挂牌天数为50天。而去年同期为46天。独立房的挂牌天数为48天,双拼/联排为43天,而公寓为54天。 v6 i' J2 J2 |. u7 {, d
