房价明年看涨 八成加国人仍积极备战买房 (ZT)

多伦多信息港麦子报道,近日,Genworth Financial公司针对明年房价问题做了一项调查,结果表明绝大多数加国人相信明年仍是房地产牛市,25%的人认为明年房价将大幅上涨,55%的人认为来年房价小幅增长。   H# E, Q- n1 u1 K- |" W! {: l( b
以下为Genworth Financial公司的调查结果:

·全国56%的消费者认为当前正是买房大好时机。61%的安省与大西洋省民,51%的曼省(Manitoba),萨省(Saskatchewan)与亚省(Alberta)省民,47%的魁省人认为现在应着手购房。 8 y# B# ?0 \5 N4 s) N

0 g( N8 S1 j. M& s·如今,购房的加国人中半数选择最低首付。40%的人房屋首付低于房价5%,但仍有35%的人房屋首付款高于房价10%。

' w( ?; h0 V- ]2 D# R·四分之一加拿大人缴纳的房屋首付款低于$5,000,五分之一首付在$5,000~$25,000,十分之一在$25,000~$50,000。

·全国各地对房屋涨价看法不一,亚省92%的人认为房价会涨,42%省民相信明年涨幅巨大。 * M1 c  L1 W$ c) I4 W

1 q' J/ b0 N& ^" ~# D" JGenworth Financial总裁Peter Vukanovich评论说:“虽然加拿大人普遍认为房价看涨,仍不甘心落后,积极准备购房事宜。”

加国的房产市场-加拿大统计局(Statistics Canada)日前透露
9 E3 I5 a; }& w9 x
# `( {2 d; [# U( _* p加拿大统计局(Statistics Canada)日前透露,在6月,房产商就降低了对未来工程数量的期望,只是亚省在建的工程在一定程度上挽救了加国房地产市场低靡的状态。

" K9 |, j" p! j: C$ x  乡镇和城市在6月的建筑许可总数已达到$53亿,比5月降低1.4%。然而统计部门认为,如果把亚省的房产统计数字减去,整个加国的房产市场不容乐观。

  如果减去亚省的数字,那么加国的建筑许可数额反而要降低7.2%。不过尽管如此,全国的建筑许可已超过了$50亿,其中用于住宅的降低了1.3%,约$32亿,用于非住宅的降低了1.4%,约$21亿。+ g2 a2 |! G7 n0 d" B

( ]! a! R; x) I# U) t  据加国统计局数字表明,产业建筑的动工率在6月创17年新高,这都是因为亚省对产业发展放低门槛。6月,市政当局已许可$649亿用于产业建筑,这是继1989年以来的最高水平,这说明又有69.2%的增长率,并且连续第三个月创收。

The prices of new and resale homes have increased dramatically and availability dropped. The current inventory of available residences on the Edmonton MLS® is just 1,856; down from over 4,400 homes available on July 31, 2005.  ( x6 z4 Z5 m6 E* }& Q

: [8 {/ n( }- o/ P& z/ HStrong economic performance of Alberta business is creating new jobs and opportunities. Workers want to move to Alberta but are facing difficulties finding housing when they get here. REALTORS® are working harder than ever to find suitable homes for their clients. Multiple offers and sales over the list price are now common. However, employers who manage to attract workers from out-of-province are hard pressed to find places for them to live once they get here. Some business owners report that new employees are returning home because they cannot find a place to live even though they have a good job. * W8 E# @- p  K. a! z: W
9 c% q; s6 W2 @. t
“Everyone with patience and money will find a home, but REALTORS® are concerned that the housing pressures are severe at the bottom end of the market,” said Madeline Sarafinchan, EREB President. “Thousands of workers coming here to take the $10 or $15/per hour jobs are not able to find accommodation in their price range. Rental vacancy rates are low and rental rates are rising. We need the workers but our community also needs to meet their housing needs. What are the provincial and federal governments doing to provide affordable housing?”

Even a person working for $20/hour will not qualify for a mortgage on an average priced home or condominium in Edmonton.

( [; k& F4 x6 x4 xThe average* price for single family dwellings in July was $303,304; up 1.6% from June. Average condominium prices went up 1.1% in a month to $188,831 in July. Duplexes and townhouses sold for $228,691 average – an increase of just 0.4% from last month.

5 j- {2 M( ?6 V, G7 rThe average residential price (includes all resale housing types) has increased from $254,240 in June to $256,489 in July.

1 g2 E! B1 m) I! B# S“REALTORS® are frustrated when they cannot find a home for their client,” says Sarafinchan. “We want to help everyone but if the homes aren’t there we cannot sell them. If business owners cannot find homes for their workers then labour shortages will begin to stall the economic boom that is driving Alberta today.” She called on government to consider social policy that will make housing available for workers at all income levels.
