If you would like to buy a house, you will probably need to inspector to check your house. If you choose to get a mortgage with CIBC, and after the mortgage is approved, we will send a inspector to check your house.  You do not need to pay the fee for the inspection, if the fee is less than $500.   
PS : Many of my clients got charged between $300-450, so the fee is pretty much covered.
