还是犹豫不绝，想听听大家的意见

犹豫要不要花1500左右让建筑商给加一个地下室大窗（两边已有3个小窗）。正在建的新房后院向南back to 人工湖（pond），因为地势较高, 虽不是walk-out 但可以加一个向南的 6X4英尺大窗子。虽然因为后院有铁栅栏也不是多么好的风景可看。我们也没有装修地下室使用的打算。根据以往经验，我们有这大窗子也不会常到地下室去。还有朋友讲 怕影响地基，容易漏水，不节能，不安全？等等。但是现在加花钱不多，将来要是要卖掉时，对于想装修地下室使用的买家也许是很有用的。那感觉也许大大不一样。我老公是想要，我真是无所是从了。

我们曾想建好以后需要的时候在加建，所以有前边一贴，感谢那两个回答的网友。因为后加显然很麻烦也会很贵，我们必需现在决定了。

It is a hardware feature, better do it when the house is being built. 1,500 is a bit over priced but the builder knows it is hard to do afterwards so they take the chance to make for more profit. If you want it, your wallet has to suffer, this is reality.

我觉得也值，自己做太麻烦了，而加了窗后，下面很亮，BUYER看了会很舒服。

加个大窗，再把地下室加高到9尺。虽然多点钱，但是是加到Mortgage里去的。每月的账单没什么明显增加。你住进去后就知道很值了。

可以问问用的是哪家builder吗？加高BASEMENT CEILING $6k好像有点贵了。我问过两个BUILDER，差不多是3000左右。。不过可能你们家比较大吧。。反正我肯定选择加高，感觉会舒服很多。

是pacesetter。 一平方尺要5  dollar。 我们说的stair 实际上是通向地下室的楼梯，因为标准的太窄了，将来连家具都没法运下去。

7 f1 S9 E$ m# j+ R/ ~Good question, should ask the developer or the builder, I think there are grading/elevation requirements binding construction applications; the public sewage system may play a part too; try to imagine: if excavation went too deep below the sewage, waste water may back up into the house drainage system.

有几点个人的意见供你参考：

1。加高地下室，开窗，加宽楼梯，都是很好的 feature。 有没有考虑采用楼梯敞口结构，不要门和门框，并装修去地下室的楼梯，个人认为，这样，对主层也显得宽敞和大气。

# q8 ~- w& C3 N" H- N6 o2。除了外表修饰外，一般来说，在房子上的锦上添花，对于想增加卖出价格，多是得不偿失的。炒楼花的朋友通常选择基本和必要的 upgrade。 如果你升级地下室结构而自己又不利用，只是为潜在的买家着想，可能并不明智。

  i" ]1 r4 [7 G- b3。如果是我，要多花一万，我会用在加宽加大车库，越大越好，自己可以享用，而在卖的时候，注意车库大小的人会比地下室的多。

Thanks a lot for your points. Yes, are right, actually buider has put that open stair with railing features into the original floorplan as suggested upgrade. We have accepted that when we sign the contract, of course paying almost 4000$ for it. Builder 's trick is they demand more money as an upgrade. But actually they have counted that area as floor squire footage. make it actually a hidden cost. The worst thing is we payed the extra, they still only provide a narrow stair way to basement. If we want to widen it, more money again...WU SHANG BU JIAN ...hehe...
