买大学区的condo,希望大家给个建议

最近agent给我看了一个一室一厅的Condo,是大学区的,靠近大学区的SAFEWAY,价格在20万,比较旧,但是高层,混凝土结构的,大家觉得这个价格合理吗?; {$ |+ Z, l% L/ Q8 F( D

; v% s6 \' A7 _! o- [5 G如果这个价钱合理的话,那我们可能5年之后离开爱民顿,现在担心到时候买不出这个价格。4 G" F5 u( f# _) g: t
& _2 B% [3 v1 B! S% Q8 b

but firstly you need hire a new agent and judge what  the CEO said about  condo.

Edmonton, January 8, 2009: The president of the REALTORS® Association of Edmonton released his forecast for 2009 MLS® residential sales today. He is confident that, despite the global economic uncertainty, Edmonton can expect a reasonably good year ahead.
0 j/ g" Z$ k1 E9 W" WA large inventory of new condominiums could enter the market in 2009. This will put downward pressure on resale condos and average prices are expected to drop about 5%. The average price of a condo in December 2008 was $234,286. Ponde expects that the average price will be $222,500 at the end of 2009.

五年之后还卖不到这个价格,估计没大可能。。。。。。。

你给offer 10万,愿意卖不卖,反正买不成对你只有好处。估计5年后你肯定卖不出20万的价格。% _1 e) G! K3 O! B

再讲讲价。1 q" Q, u( m, t2 U7 m# n7 R; N
大家都在等着降价,但估计大学区的房子不会降多少,且20万的房子价格波动不会很大,再算上租房子的钱,还可以的。+ c2 t3 O6 C  L
5年后经济应该复苏有些时间了,好卖。

IF THE SAME CONDO CONDITION, YOUR RENT <= 1.5 * (COST OF CAPITAL + MAITAINANCE + CONDO FEE), YOU SHOULD BUY IT.; x1 r( }+ W! r% x
BUT IF YOU TAKE IT AS A INVESTMENT, THAT'S ANOTHER SONG. Totally different.
