我对2月份房地产走势的看法

首先,这个帖子卖“10加币”。埃德蒙顿中文网的10加币是个什么概念呢?这么说吧,如果你在这里发一个帖子,一个普通的帖子,那么你就能得到1个积分和1个龙币。在页面的右上角有一个控制面板,控制面板里面有“积分交易”,进入积分交易以后你能看到转换的方框。一个积分(也叫威望)可以换100个加币,一个龙币(也叫财富)可以换200个加币。也就是说,你发了一个帖子,就可以买30个现在这样的帖子。所以说,我这个帖子还是很便宜的。

下面书归正传,我说说我对二月份房地产市场的看法。

1 D0 I3 z' ^8 t1 T但不绝对,央行可能再次降息,如果索定三年利率低于5%,买房子的人会更多。

独立屋方面:$ ~9 i" t8 a& U7 i9 \
1月截至23日,共售出509,average为$387194, median为$365000,新售出/新挂=38%6 m; I0 C2 G1 V9 I; U( A5 V" I; @
12月份共售出475,average为$391298, median为$368000,新售出/新挂=70%
/ R0 Y  a" z$ M( z7 y1 f* {; s# M0 [
价格微降,新售出量再一次被新挂牌量所淹没。

目前已经接近1月份的月末。据说一月份看房的人开始活跃起来了,但还是有很多想买房的人没有下决心买,因为不清楚后面的走势。1月份的数据很重要,现在很多人等着看这份数据。如果一月份比去年12月份上涨,成交量放大,那么二月份就会立即上涨,很多买家就会立即出手。但如果一月份下跌了,哪怕是一点点的下跌,很多人就会再等等,因为二月份还是有可能下跌。
' h: A7 k; i8 v" e1 E: J: L/ d' t2 V; J: ]
现在大批人在观望,都在等着看一月份的数据。一月份的报告非常重要,它将影响二月份房产市场。4 H) {' C! a3 ^# y9 S
补充一点:据说一月份成交的房子里面30万以下的占了很大的比例,我估计这会导致平均房价下滑,最终的结果是一月份平均价格低于12月份。4 g7 W% y/ G6 \; ]
