现在准备出租house，想问问大家我自己要准备些什么？有需要别人租客准备些什么？求指导！！！求指导！！！！拜托拜托。。。。。。。。。

找好租客很简单，比市场稍微便宜一点可以挑房客。做信用调查要求雇主信。有工作，信用好的一般不赖账。

因为噪音扰乱别的租客睡觉，可以以这个理由解除租房合同嘛？

I rent my duplex to a family of white people. they have one boy and will have another baby by next Jan. they always pay rent on time so far. but I still feel bad. last week , I went there to check the electrical outlets. I saw the yard scattered toys everywhere. the bush, tree, flower bed grow wildly, no trim or cut at all. they have so many stuff, toys, furnitures etc. the house look crowed compared with the days when I live there. it is still clean though.

在广告上第一句写明"approved by credit check。用这个方法可以过滤掉一大批人，之后和你联系的人一般情况信用记录应该还好，再通过对话见面查看个人家庭和工作信息来决定是否真的要进行credit check。通过这个方法有可能可以帮助你在不进行credit check的情况下找到好租客，而且节约了大量时间和信用差的人打交道。当然他们在填申请表的时候，一定要让他们签字同意查信用。

另外只租给家庭，不能有宠物会大大减少你的麻烦．

你有权选择租客，而不是租客选你。选择优质租客第一，租金是否高排在第二。谁是优质租客？　那些高级白领，政府官员应该算是吧。
