第一季度爱城房市活跃,房价上涨; F/ b* j) k! z, O3 ~4 o
5 f0 B( A# e, X6 ?" ]8 Y$ W) M/ Z& c埃德蒙顿2014年4月2日消息,根据埃德蒙顿房产经纪协会报告,埃德蒙顿人口普查都会区(简称“大爱城区”,包括埃德蒙顿和周边卫星城市)房市进入了非常活跃的春季大卖时期。第一个季度,大爱城区的所有房型的总销售比去年同期上升了5.8%。不但独立房上升了5.1%,而且公寓大幅上升了11%。

“随着第二季度的到来,我们预期销售会逐月有增长” ,埃德蒙顿房地产经纪协会主席Greg Steele说。“但是这种同比去年的增长表明了房市的高需求,所以房价也会随着需求的的增长而上升。并且有些性价比很高的房子还存在着激烈的竞争。”/ i/ |" p% B, _) f( P+ o9 J
4 S% ~1 Q. f. _从2014年1月至3月,总计成交了3679套房子,而去年同期为3478套。独立房从去年的成交的2099套上升为2206套。公寓从996套上升到了1106套。为了满足大量的需求,挂牌的数量也在上升。同比去年的6086套挂牌数,今年上升了3.9%,为6324套。独立房挂牌数上升了5.5%,而公寓挂牌数则下降了0.5%。总体来看,今年的第一季度的销售挂牌比为58%,去年同期则为57%。% i1 X8 {2 [: o& }# x* D# [
: }- C7 D) s: S$ E尽管3月底的时候库存量为4413套,但仍比去年同期下降了6.9%。但是相对的,从挂牌上市到售出的天数为44天,要远远低于去年同期的51天。这表明当前房市的活跃。

“强劲的销售显示了埃德蒙顿消费者的信心” Steele说。“当前公寓销售数量比较高,而挂牌数量却比较低,这表明价格较低房产的需求增加,也表明由于价格低端独立房房源量的短期,让初次购买者更倾向于购买这些高需求低供应的公寓。” 同时他还指出房产经纪协会计算出的销售总数量,不包含开发商直接销售和没有经过MLS系统卖出的新房的数量。

总体来看,每月销售的平均价格是稳定的。所有住宅的平均价格从$363,281 下降了0.5% 为$361,870. 独立房平均价格从$433,205下降至$432,458. 公寓平均价格从$238,376上升了3.6%至$247,005。Duplex/Row house 从2月的$338,024下降至$331,038.! ]8 J3 j( R# M9 E

房地产经纪协会有两天时间去报告房产的销售,并且在月末的销售由于还未来及上报,可能不计算在本月之内。因而当前报告中的销售数是经过调整以后的数据。相比较2月份实际售出数量为1224套, 3月的销售增长了37%,总计1678 套 (已报1554套)售出。独立房为990套(已报917套),公寓为512套(已报474套)。! _0 ?" a8 i; O* ]& }0 D- R

2014年第一季度的总销售额为$1,322,289,827. 通过MLS系统(包括郊区和商业)的总销售额为17亿,而去年同期为16亿。
