卡尔加利3月份以来,房价涨乐,很离谱??

据实报道,卡尔加利3月份以来(仅半个月)房价上涨3%,有人说涨势畸形,有人说涨势合理,有人说泡沫到来的明显标志,有人说上涨还有巨大空间。还有啥看法?大伙说说看。

这都是最最新的情况,这样的房市,怎么可能是停止增长???看房势怎样,一定要亲自买房卖房才会有确切的了解。出钱的时候,才会更加了解房价如何。

各种数据都很详细的每月,每年的列出来,分析数据也都在,不管从那种角度来看,卡尔加利的房子都不会停止增长啊!+ N2 _" d+ F5 X- I! C1 n

相比起来,爱城还没到那程度,起码有房子可卖,尽管一直在涨。

% @) m  k3 U2 d9 X1 k% f没有房子可看,是因为很多不需要房子的人抢购的结果。但是,实际情况是,如果你经常看房价,卡城房子的价格已经不动了。我觉得天气暖和起来,施工的房子多了,房子不会再涨了,没准会降价。9 Y6 q( {1 v9 n; G

我知道Edmonton的情况也不见得比卡城好。有房子一出来,很快就会有好几个人下offer,行成互相竞价的局面,而最终往往都是比要价高出不少而成交。

2005年9月我来得时候,朋友就建议我买房子,房价涨得太快。我没当回事,以为一年长也就长1万左右,不能太没谱了。  结果我今年一月买的地,同样的 房子,同一个小区,我多花了3万多,也就5 个多月吧。我也不明白房子会不会像卡城 哪样大涨,可我必须有房 子住吧,计时租房,租金也在不停的涨阿(刚才受到同知,6月以后每月再加租30), 而且公寓房有时也很吵。

是啊!爱城西南的townhourse除了个64年的老房子都sold了(见comfree),幸亏抢了一个!都没敢还价

这就是市场,房地产和资源市场一样,一旦形成趋势短期不会改变.另外,前几年加拿大房地产市场涨幅较大,而爱城和卡城的涨幅与其城市地位不相符,现在利用石油经济的优势,工作机会较多,大幅度拉升房价,没有什么不正常.想在短期内,有暴跌,似乎不太可能.除非有其特殊原因.

我个人的看法,在卡城的房价是整体上供求不平衡造成的。每年有近8000的人去那里找工作,并且也能找到不错的工作,那就要买房子。$ N8 A) Y" q# W; B7 q
( u) G. F+ Z- A' V% ^3 A  `" u
象那样的城市,每年多卖买 200 栋房子,其房价就会见涨。目前远远不只 多交易 2000栋。有几家大公司的总部已迁到卡城,几乎所有的几大工程都在那里设计(总共有 几百亿加元),其中很大的比例会转化成个人消费,买房子的比例又会占到 20-30%。你可以估计一下,就算有 1000 人找到 50000/年 的工作,他们就会买房子。能不涨吗?

& m5 a  O6 w0 t' q- u. E我实在看不出EDmonton 的房价有什么理由升.一种解释是太多来自中国的贪婪面孔又移到了这里

The problem is a lot of people from Sask. and Toronto moving in and most of the construction workers go to Fort McMurray to work.  They got 3500 per month LOA on the top of 90,000 pa salary for a worker.

8 i  s+ X- G2 t3 a0 \' U! b3 m% [So there is almost no workers in town to build houses here.

不用暴跌,只要是不涨价了,大家就有足够的时间慢慢看房子,这样,房子的停止增长/缓慢下滑都有可能。现在的卖方市场显然对于买主很不利。有的人着急买下的都不知道是否值那么多钱,而且诸多的不如意。

刚才看了一下卡城房子,很高兴,与一个月前比较,价格已经基本停止增长(single detached house 24万),好位置townhouse也价格稳定了。。呵呵。$ j6 w% U" T# u5 d& o

CALGARY — Calgary's housing market is dramatically outpacing the rest of the country, in a price surge not seen since the real estate bubble in Toronto 15 years ago.

4 w( ?7 u" r4 I$ B) A. DThe price of new housing in the oil patch capital rose by more than a fifth for the 12 months ended January, 2006 -- triple the rate of the entire country, and far ahead of second-place Edmonton, according to Statistics Canada.

. v* L$ q: `* K6 q: w4 fThe numbers are impressive, but they do not convey the full extent to which Calgary's real estate market is being transformed. Bidding wars for properties, once a rarity, are now a fixture in nearly half of deals. Developers are poaching construction workers straight from rivals' work sites. There are 10-month waiting lists for new housing. And some builders have simply thrown up their hands in the face of soaring material and labour costs, freezing new construction.

7 Z" U2 s  [% J1 R% [It all adds up to Calgary joining the rarefied ranks of real estate occupied by Toronto and Vancouver. "We're in the big leagues in so many ways," said Alan Tennant, a real estate broker in the Calgary area.& |1 y3 X( B+ \7 |! A, C

Colin Kennedy, an agent for Prudential Toolepeet Real Estate, said one of his clients, a British Columbia woman, arrived in Calgary hoping to find a house comparable to her Vancouver home, but for under $500,000.

: N( g5 r5 D% i  F, r' IHe came up dry at that price, and had to persuade her to raise her sights to a $600,000 home. "She was a little bit shocked she had to do it," he said.

9 Q- G0 g$ [+ p$ N+ IMuch of the boom in housing is being driven by the redevelopment of older neighbourhoods, where postwar bungalows are being demolished for much pricier homes. Mr. Kennedy is selling such a property in west-central Calgary, where each unit of a duplex is listed for $499,000.

That is a million dollars of real estate in an area where, until recently, bungalows changed hands for well under $300,000.

The growing size of Calgary and the increasing difficulty of developing virgin land have combined to make the inner city much more attractive, and much more expensive. "It's the rise of the infill," Mr. Kennedy said.

# t/ d! a/ J' h2 G( o% FThe hunger for real estate in the Calgary area even has some industry players sitting on the sidelines. One national commercial real estate executive said small, local buyers are pushing up land prices, making it hard for him to find parcels of land at prices that will generate enough return to make it worthwhile for his business.

& |9 T0 b, E" g' q; o, QAnd land is just the start of the cost pressures on builders. The oil boom has soaked up skilled tradespeople, reducing the labour pool for residential construction. Similarly, supplies of concrete and structural steel are strained. Those rising costs have been passed on to new-home buyers, Mr. Tennant said, adding that he does not believe the increases are unreasonable.1 ?0 ]+ i1 p5 Y5 Y" |7 f6 U

Those rising costs have overwhelmed some builders, even though sales prices have been soaring. Alanridge Homes, backed by a group of private investors, is winding down its business because it could not find a way to turn a profit from building custom homes for fixed prices.

Costs are rising sharply and suddenly, making it nearly impossible for builders to predict what price they need to charge home buyers. "Chances are, my costs are going to be out of sight," said Don Howie, chief executive officer of Alanridge.

Edmonton, which is actually closer to the bulk of oil production in Alberta, is experiencing a more modest boom in new housing, with prices up 12 per cent from January, 2005, to January, 2006, according to Statscan. Toronto and Vancouver, meanwhile, posted relatively anemic gains of 4.6 per cent and 5.7 per cent, below the national average of 6.6 per cent.

The volume of business has doubled at Dragonfly Creations in downtown Calgary over the past year, where real estate agents get a 10 per cent discount on gift baskets for new homeowners. The shop sold nearly 700 baskets last month, up from the 300 to 400 it soled during the same period last year 'I think there's potential for a lot more growth,' said Clair Wilson, manager. / X* U, @% c4 y7 j6 z

Calgary's real estate market was the hottest in Canada in February, with resale homes rising 18.6% in value year over year. That pace puts it well above the rate seen during the last national real estate boom in the late 1980's and early 1990s.
