Which lot is better?

Sorry, can not type Chinese. Could you help to look at these two lots, which one is better?

5 P# [7 \* z8 e9 rLot 46 in Block 3  $207900 (Back yard facing future school zone)

Lot 38 in Block 5 is better

44, bigger lot, Conner lot, close to the pond, and not facing school yard.

' f' W- O: q; ~If the backyard is facing future school zone, will it affect the house value eventually? It is really attractive since the backyard will be green area.

% c4 o6 N; W3 E44 is good too except for the narrow font (only 34 feet) and you will facing other people's back yard.
* c+ r% {( y; {+ X+ P# H; a4 d: T3 k" R! e

You don't want the baseball hit your windows, do you? School back yard is good for some people, and bad for some people(no privacy) .

lot 46 基本价= 38/2 = 19 万,实际价高出两万,虽然背靠绿地,但学校绿地不足以溢价2万。背靠绿地由劣到优顺序为:
* Q6 x  j+ L7 W- U  a5 ]高压线,高速公路,学校,公园,小湖, Ravine, 大湖。

当然是44好。前面通小池塘,后面是小路。小路南侧是池塘和贵房子。车库在北侧,客厅在南侧正好和邻居相隔较远,客厅可以做两侧窗,或者做成八角形的格局。/ {8 G# _3 {* Q. Y: l# i& K

& k  O3 q# f- ]+ Q. ^46虽说是靠学校绿地,但那块绿地地势高于房子,不爽。

房子的射影不是方形的。在最窄的地方只有车库,34肯定够用。等到了要摆客厅的进深,宽度肯定已经不止34了。具体pocket形状要拿开发商的图纸和建筑商一起讨论如何利用最大面宽。

看来看好44的居多,原来有些取舍不定,现在看来就44吧,多谢各位!; ]- R& _2 C! e4 P
另外有一点疑问,WST回帖中说  “Lot 46 基本价= 38/2 = 19 万”, 38 是pocket size吗?我看着两个pocket都是40的pocket 呀?6 _% N0 W8 O. R( V
还有site plan 上注明44是RC (Restrictive covenant),有没有什么说道?

38 是pocket size. 我又看了 lot 46 (block 3) 的pocket是38。你再看看。
