有谁知道买预售房的坏处呢?

风险谈不上,但是最后出来的东西你肯定有这里或者那里不满意的地方。
$ V. P+ Z6 j; x# D( E' o想要他们改就得慢慢磨了,而且多半你钱付完之后要靠自己勤劳的双手了。0 O! ]: k  Q2 y6 k$ P2 r; q
但是你不付钱,人家钥匙又不给你,即使有问题连看都看不到。

First of all, the outcome may not be exactly same as you expect unless you are knowledgeable and capable to closely monitor during construction; other risk may include possibility of builder going bankcruptcy, you have to make sure you are well covered by New Home Warranty; there are actually limitations and unaware conditions which may result in unsucessful claims. For example, what you have paid may exceed the maximum amount that NHW may cover. You should go through the builder's  requested payment terms and consult your lawyer about how well you are protected. There are too many variable factors and possibilities that should be weighed  in, so hiring a good lawyer is a must. Just a reminder, some people may not know, even you have taken possession of the house before a builder go bankcrupt, you are still liable to what the builder owed to its suppliers/subcontractors/tradespeople within a certain period of time. Hope these will not scare you too much.
