1月截至23日，共售出509，average为$387194, median为$365000,新售出/新挂=38%
12月份共售出475，average为$391298, median为$368000,新售出/新挂=70%

( z" N" P+ ^+ Q0 n价格微降，新售出量再一次被新挂牌量所淹没。

目前已经接近1月份的月末。据说一月份看房的人开始活跃起来了，但还是有很多想买房的人没有下决心买，因为不清楚后面的走势。1月份的数据很重要，现在很多人等着看这份数据。如果一月份比去年12月份上涨，成交量放大，那么二月份就会立即上涨，很多买家就会立即出手。但如果一月份下跌了，哪怕是一点点的下跌，很多人就会再等等，因为二月份还是有可能下跌。

现在大批人在观望，都在等着看一月份的数据。一月份的报告非常重要，它将影响二月份房产市场。
* k- f; J- ^' r2 K补充一点：据说一月份成交的房子里面30万以下的占了很大的比例，我估计这会导致平均房价下滑，最终的结果是一月份平均价格低于12月份。
