A question to banker

老杨团队,追求完美;客户至上,服务到位!
If i bought  a house in spring @ 600K from builder, 5% DP, next spring possesion. at the time same house sale @ $400K, will the bank still borrow me $570K?

The bank should lend you money as long as you keep mortgage payment.

There is no point to keep the house with 200K lost. I would rather walk away with 30K DP lost and buy a $400K house.

2 u, K- K% k- @2 I在签或续按揭的时候,银行要对房屋评估。如果房屋贬值,银行是不会借给你比市价更高的贷款的。就是说,如果届时你的房子只值40万,银行最多借给你40万,剩下要你自己补齐。如果补不齐,就拍卖房子。

: W# x  Y5 A' }5 K6 ~当然,对于银行而言,也多一事不如少一事。如果仅仅倒挂一小笔钱,好比市值40万,贷款45万,银行往往不会管的。但如果倒挂的多了,好比市值40万,贷款60万,银行一定不会容情。80年代初,阿省就发生过这样事情。

if there is draw mortage, builder already withdraw money from bank, can you still walk away?

Sounds like you have to talk to banker, the earlier the better.

Just "IF" , it is not my case, i know there are lots professior here.

Look at your contract carefully. How much did they withdraw from your bank already? Can you walk away without extra charges? Any credit issues? - ^& ~9 b! B* P; K, B* V

If everything above less then 200K, walk away!

My point is Banks can't keep their money in the BOX, they have to invest their money to somewhere, looks like CIBC got wrong direction. and what are they going to invest their money next year?

楼主的帖子及回复其实涉及了3个问题。! U3 C2 D- p! y! _
1、银行的贷款依据- @# }; f$ ~3 ?! R3 a
2、是否已经开始紧缩银根
6 ?8 m' d* U' G' C% m6 b/ ~3、今后热钱的去向' f. R# v; a" s' J, T( K4 h
