6月一日找到工作,6月底在WEST MALL附近花费39.2万买了一个1964年的房子,还没有入住,现在在我的房子周围不远,与我的房子基本相同,但是价格却不同.哎!只好多挖一些油沙挣钱了,自我安慰吧!

That house was obviously over-priced. Even with latest price, it is not a good investment.
If you like to invest in current market, get some condos and rent them to cover your mortgage.
If you want buy your first house, it totally depends on what do think of this market and can you afford it.
This market may go down (not like last year). However, if it doesn't go down and keep increase 4% a year.
What are you going to do about that? For condo investment, you can have 4% of the whole condo value as return while
you only pay 20% downpayment. For renter, you will have to save more for next down payment.
Just for the record, I still cannot find any condos match what I bought this May. I don't know why everybody (including me)
think this market is going down now.
I think I will invest another unit if I can find another one which can match my last one.

Why it is good news for guys have no house ? Rent in Edmonton has been increasing and will go up a lot in next year or two.

Why it is bad news for guys have 2 houses ? Investors who invest in real estate can get returns from two sources, 1, from increased property value, 2, from rent. You can see the guys who have 2 houses are still better off than the guys who have no house because they still have the rent.

If you know downtown, it is the best location.
Can anyone find one to match this?
If you do, I will definitely buy that without hesitation.

That is a good deal. nice red brick building next to save on food.
Price up or down will be determined by lots of factors in the short run. Even in US, some locations are still going up no matter the market as a whole is going down. But I believe if you got a good location and the house/condo has all the good factors. It will go up in the long run definitely. Every market has a cycle. Housing is the same. The market may go down only if economy goes down. People can't find job and can't afford living here. I guess nobody would like to see that. I know it is contradictory for somebody who wants the housing market goes down. But if you think it deeper, we actually should hope the market goes up. Why we staying in here and start our life here? We hope we have a better life. Everybody has a job, and everybody has a raise, and within reasonable rate of inflation. :-)

there was a condo for sale on Edmonton Sun yestoday. It is two bed rooms with undergroud parking.
Asking price is 190,000 + (我忘了准确价钱了). It is maybe what you are looking for.

我觉得Edmonton房子现在还是太贵拉！有下调的空间。这儿地很多。只是前一阵供需失调的太厉害啦，加上心理因素，炒作，等等，房子才几倍地涨。市场是会慢慢调节价钱的。当然回到4-5年前的价，也没可能拉。

一个同事刚买了一个二层楼, 在TWIN BROOKS. ~1400SF, 要价40万, OFFER37万, 卖家接受, 正准备做房检等. 真的很不错的DEAL. 7.5%的砍价. 厉害.
